For Landowners

Sell your Arizona land to a developer.

Red Dirt Property buys land to develop it — raw acreage, splittable tracts, and parcels other buyers walk away from. One principal, one written contract, a licensed title company, and no commission.

Who Buys Development Land

Selling to a developer is a different sale.

A homebuyer looks at a lot and asks what it costs today. A developer looks at the same ground and asks what it can become — how many lots, what the zoning allows, where water and power come from, and who will buy the finished product.

That is why the best price for raw acreage, edge-of-town ground, or a parcel with a hard problem attached usually comes from a buyer who knows how to solve the problem — not from a listing that waits for a retail buyer who can't.

Red Dirt Property acquires Arizona land for residential, commercial, and industrial development. We buy across all fifteen counties, and we underwrite every parcel against our own statewide data before we make an offer.

How It Works

Five steps, start to close.

No listing period, no showings, no buyer financing to fall through. You deal with a principal from first call to recorded deed.

Tell us the parcel

County and APN, or address and acreage. That is all we need to start.

We underwrite it

Access, zoning, title, water, utilities, and what the finished product sells for.

Written offer

A clear contract with a defined diligence window — no vague terms.

Escrow opens

A licensed Arizona title company holds the funds and handles the paperwork.

Close

You sign, title records the deed, and the funds are released to you.

What We Look For

Land with a problem is land we want to hear about.

Raw acreage near growth. Ground in the path of new rooftops, roads, and commercial corridors — residential subdivisions, pads, and industrial sites.

Parcels that can be split. Larger tracts that support more homesites than they have today, once the county approves the division.

Hard-to-sell parcels. Missing legal access, title clouds, inherited or estate land, back taxes, unclear zoning, or no water plan. These are the issues we resolve for a living — see our entitlement work.

Commercial and industrial ground. Frontage, corridor, and logistics land where the right use is not yet entitled.

Before You Sell

Five things that decide what your land is worth to a developer.

1. Legal access. A recorded easement or frontage on a maintained road. A dirt track across a neighbor's land is not the same thing.

2. Zoning and what it allows. Minimum lot size sets the lot count, and the lot count sets the value.

3. Water. A well, a provider, or a credible plan. Inside Arizona's Active Management Areas, new subdivisions generally must show an assured 100-year water supply, which can change everything about a parcel's value.

4. Utilities. Distance to power and, where it applies, sewer.

5. Title. Liens, unpaid taxes, missing heirs, or old easements all slow a closing — and all of them can be solved.

You do not need to have the answers before you call. Finding them is our job.

Questions

Straight answers.

How do I sell land to a developer in Arizona?

Send the parcel number (APN) or address to a developer who buys in that county. A serious buyer will review access, zoning, water, and title, make a written offer, and close through a licensed Arizona title company. Red Dirt Property buys in all fifteen Arizona counties.

Do I need to rezone or split my land before selling?

No. We buy land as it sits today and take on the entitlement work — rezoning, lot splits, access, and water — ourselves after closing.

Do I pay a commission when I sell to Red Dirt Property?

No. We buy directly. There is no listing agreement and no agent commission on our purchases.

Can you buy land with title problems, back taxes, or no legal access?

Often, yes. Title clouds, delinquent taxes, estate and inherited land, and missing easements are common on the parcels we buy. We work through them with the title company during escrow.

How long does it take to close?

It depends on the parcel and on what title finds. Every contract we write has a defined diligence window and closing date, so you know the timeline before you sign.

What size parcels do you buy?

We look at residential lots that can be combined, acreage that can be split, and large tracts for subdivision, commercial, and industrial development anywhere in Arizona.
